Salt Lake City caps detached ADUs at 1,000 sq ft and favors single-story heights — up to 24 ft only with a pitched roof. Most single-story plans stop at two bedrooms. The Loft adds a third bedroom and bath through an engineered loft level, not a full second story.

- Height-limited design — standard 17 ft, up to 24 ft only with a pitched roof.
- Loft level, not a 2nd story — capped at 30% of the main floor per code, keeping the design compliant.
